Apartment hunting can be both fun and challenging! Finding an apartment that’s affordable, in a good location and up to your living standards are just the first things you need to worry about when choosing the perfect apartment. Whether you’re a first-time apartment renter, or you’ve been in the game for a while, you’ll want to ask some important questions before you sign a lease and collect your keys. We’ve put together the top twelve questions renters should ask property managers BEFORE signing a lease.

What are the lease terms?

Lease terms can vary based on expirations. Variable move in date range (premiums can apply). Short term lease terms are available with a monthly premium.

What does it cost to move in?

The cost to move in is a deposit of $1,500 for a one bedroom apartment or a deposit of $2,500 for a two bedroom apartment plus first month’s rent, utilities and proof of renters insurance.

Are utilities included in the cost?

Utility costs such as water/sewer/trash/gas/electricity are included in a flat rate utility package, currently priced at $125 /month for 1 Bedroom apartments and $150/month for 2 bedroom apartments.

What's your pet policy?

Dogs and domestic cats weighing less than 25 pounds are allowed. We have a beautiful dog park on the premises. Pending approval by management, most breeds of dogs are acceptable. Dogs must not act aggressive at any time or bark excessively.

What is your guest policy?

At the Villa at San Mateo there is beautiful Guest Suite that is available for a very low daily rate for all of its residents for their guests.

Do you require apartment renters insurance?

Yes. We do require renters insurance with $100,000 liability coverage upon move-in. Residents may use the insurance company of their choice, as long as they meet our requirements.

How do I pay the rent?

The Villa accepts check, money orders or cashier’s check. Residents may drop off their check in the check deposit box outside the leasing office. Residents may also mail their checks.

How are repairs taken care of, especially in an emergency?

The Villa has an incredible maintenance staff who manage the properties’ repairs. After hours there is an emergency contact number that is manned by a staff member.

Is there public transportation nearby?

Yes! There is a bus stop for the El Camino Real Sam Trans line as well as two Cal-Tran stops within walking distance.

How often does rent go up? By how much?

There is an annual increase in the rent.

What is the parking situation?

There is onsite parking available for residents at no additional charge.

Are there plans to update the building?

Plans have been drawn up for a major remodel of the lobby and common areas.

Is there a penalty for breaking my lease?

There is an early termination fee for breaking the lease.

What types of apartments are available?

The Villa offers 1 and 2-bedroom apartments, some with walk-in closets and private balconies.

Are there any amenities for social activities?

Yes, there are facilities like a game room, movie lounge, and regular social events like ice cream socials and bingo.
